Here is a suggested to do list for the landlord to tick off when getting a new tenant:
- A new Gas Safety Inspection report – “Certificate” or CP12 – yes you need a new one even if the old one has time left to run.
- Make sure all gas appliances were serviced within the last 12 months.
- Ideally show your tenants how to use all appliances AND you should give copies of ALL user manuals to your tenants (and keep a spare copy) don’t assume the tenant will know how to use anything. At least 8 people have died in the past few years because of something they did when using a gas grill.
- If you are supplying a Carbon Monoxide detector (a good idea) then supply the instructions – and make sure the tenants know what to do it goes off (see my last blog post for more on this).
