Landlords – What do you do about Gas Safety & new tenants?

Here is a suggested to do list for the landlord to tick off when getting a new tenant:

  1. A new Gas Safety Inspection report – “Certificate” or CP12 – yes you need a new one even if the old one has time left to run.
  2. Make sure all gas appliances were serviced within the last 12 months.
  3. Ideally show your tenants how to use all appliances AND you should give copies of ALL user manuals to your tenants (and keep a spare copy) don’t assume the tenant will know how to use anything.  At least 8 people have died in the past few years because of something they did when using a gas grill.
  4. If you are supplying a Carbon Monoxide detector (a good idea) then supply the instructions – and make sure the tenants know what to do it goes off (see my last blog post for more on this).

Landlord prosecutions for Neglecting Gas Safety

Last week Emran Hussain was given a 2 month suspended jail sentence and costs of £4,768 AND he has been tagged for two months.  He didn’t have a Gas Safety Certificate for a rented property.  So he got a fake forgery! Can you believe some people!

Actually I am doing some research for my next book (doesn’t that sound grand), well an e-booklet. It is about Landlord’s meeting their legal responsibilities in relation to gas safety.  It is amazing what some of them do and the thousands of pounds worth of fines that prosecuted  landlords face every year…

I am sure it is easy to lose track of time, for the gas Safety Certificate to be out of date and for it to be more than a year since anything was serviced but the consequences can be very expensive for the landlord and fatal for the tenants.

Gas Safety Week – in Kent – 10 Sept 2012

A little notice that  Gas Safety Week begins 10 September, just ahead of the time when people start putting on their fires and central heating.

The point is to raise awareness and save lives.

Dangerous gas and carbon monoxide incidents kill very few people each year but hundreds or thousands may be at some risk or suffering ill health without realising they are needlessly suffering CO poisoning.

How important are ventilation bricks when a freezing cold wind is blowing outside?

Is it OK to cover some of them up? Ventilation is vitally important for health is the short answer and sometimes covering up the ventilation can be extremely dangerous – risking CO poisoning and death.

So if you think you don’t need some breezy ventilation I would check it out with a gas safe registered expert first.

Modern building regulations & gas regulations set out the ventilation required in houses & buildings.

I am NOT a qualified expert, so don’t just take my advise.  But I am pretty sure you need some ventilation where ever you have a gas cooker, gas hob, flueless gas fire, or open flue appliance.  If you are burning other fossil fuels you might need ventilation as well.

Personally, I also would not sleep in a room with the gas fire left on and same goes for those portable calor gas heaters.  In fact, if I had one of thse portable gas heaters I would want to be sure there was plenty of ventilation – it probably says that in the user instruction book when you buy them.

New Boiler Needed Urgently just Before Christmas when old one completely dies…

How can Tara plumbing & heating fit a new boiler at a days notice in the week before Xmas? Well, I don’t want to be sexist BUT it’s because the boiler installers are MEN!

As everyone knows, men leave all their Christmas preparations until just days before the 25th. They plan to have a day or two off this week and wander aimlessly around the shops (for 45 minutes or so). They then seek specialist advice on how to get through the festive holiday from their trusted mentors, also known as the guys in the pub.

This means if some last minute emergencies crop up the heating engineers will be available to install new boilers right up to and including Christmas eve. So long as they can get into Tesco and or Argos about 30 minutes before it is due to close, where they can buy up flowers, chocolates and other luxuries which are marked up by 100% especially because the store manager knew those men were coming.

On the other hand. If you asked a woman, especially a mother, if she is suddenly available for a days work this week….? I wouldn’t dare ask!
